Zoning laws are just fucking terrible
Like residential and commercial properties should not be separate, it shouldn't take months to allow the opening of a shop in an old corner store because the land is zoned residential
And like zoning significantly limits so many things like how many units a house can have or how tall it can or how much parking a shop needs to have as a minimum or how far set back a building has to be from the sidewalk, all of these are not dictate by science or math by people's own personal biases and they have cause significant harm to our cities
Also like the primary argument in favor of zoning laws is to keep housing separate from industrial areas, but like there are houses in areas zoned industrial and they bare the brunt of pollution as a result of having their homes arbitrarily designated a place for industry to be kept
Basically in their current form they exist purely as a means of enforcing car dependence as law by forcibly separating and lengthening distances between places and requiring less dense houses and shops with unnecessary parking
