Just give me a large plot of land in a city and I could design such a usable Walkable district for it
Like this is nothing, I could do so much better while still having a decently sized park
Here is my concept for what you could do with the same space, Blue is apartments, Red is transit stations, teal is community centers/theaters, and yellow is public art
Obviously the buildings aren't as detailed as a real development but it includes a Metra stop allowing for transfers between the CTA red line and metra, and doesn't reroute tracks which saves on costs as well.
And the apartments would be mixed use with retail on the first floor obviously
And the majority of units would be below median rent, as if that was a question
