The lack of transit oriented development in Chicago, for example here is the Damen Station on the Blue Line
It's got some density and shops, including several apartments but a lot of the area around it is also detached single family houses, they are dense single family houses but still detached.
Let's look quickly at the building on the corner between North Ave, Damen Ave, and Milwaukee Ave. The Chicago flatiron building
It is 3 story's tall, not bad but it could definitely be taller, it's in a popular neighborhood, wicker park, and is being renovated. If it weren't for the historic district, I feel that 2 or 3 floors could easily be added to the building, which could hold several new apartments and help deal with the high rents in the area
Also by the station we have a one story commercial plot with a vacant storefront that could easily be replaced with a 3 or 4 story building with say 6-8 apartments
